Rental Requirements
Application fee: $50.00 per applicant payable by e-check or credit card.
An application must be received by each resident over 18 years of age prior to the application being considered complete and processed. Applicant will need to provide a minimum of two (2) years of rental history as well as contact information for your rental references. Applicant will need to provide information on you monthly income that is equal to or greater than three (3) times the rental amount. Applicant will need to provide a copy of a valid form of identification and proof of income.
General Requirements:
- Completed Rental Application
- Provide Valid Picture ID; driver’s license, ID card or passport
- Must be at least 18 years of age
- Verifiable income or assets
- Positive Rental Reference
- Positive credit reference
- No negative criminal history
- Accept Recommendation from TransUnion SmartMove
Income Requirements:
- Gross income shall be three (3) times the rental amount.
- Minimum of six (6) months with current employer. Applicant must provide copies of last two paystubs for income verification.
- Self-employed applicants must provide last two (2) years financial statements, IRS 1040 including schedules or other documents as required.
- Non-employed applicants will be required to provide proof of income or liquid assets sufficient to meet lease obligations.
Rental Requirements:
- Positive rental reference with at least two (2) years rental history from third party landlord. Applicants without two (2) years of rental history may be required to provide an additional security deposit.
- Applicant must have eviction free rental history
- Applicants with Two (2) or more NSF checks or 72 Hour Notices within last year will be denied.
- Roommates must have prior shared rental history.
Credit Requirements:
- Applicant must have positive credit report with little or no negative elements.
- 600 or Higher FICO Score
- Open bankruptcy that has not been discharged will result in denial.
- Any collection by property management company, landlord or utility company (electricity, gas, water, sewer and garbage) will result in denial.
Criminal History:
- Applicants with a conviction, guilty plea, or no contest plea for any felony and or misdemeanor involving theft, vandalism, property crimes, assault, sex crimes, drug-related offences, weapons charges or other similar offence will be denied.
- Applicants with outstanding warrants will be denied.
